Comments Regarding My Property’s Value:
I am protesting the 2025 appraised value of my property located in San Juan, Texas, Hidalgo County. The previous year’s appraised value was $323,003. I have made no improvements to the property, and in fact, the condition of the property has declined due to needed repairs and deferred maintenance.
The property currently has the following issues that I believe negatively affect its market value:
The roof is in need of repairs, and the shingles require replacement.
The soffit and fascia boards are deteriorated and need repair.
The exterior of the home requires a full paint job.
The driveway is cracked throughout.
The front door requires refinishing.
The front yard is infested with fire ants and has suffered significant damage to the Bermuda grass due to drought or disease.
- Outdated bathrooms.
- Cracked floor tiles.
- Landscape has deteriorated due to the past Freezes in the Valley.
- The exterior Cantera frame around the windows has damage due to cracks.
- Sidewalks have damage and need refinishing.
Given that no upgrades or improvements have been made—and considering the current condition of the property—I do not believe the increase in value to $353,100 is justified. I respectfully request that the appraised value remain at or below the 2024 level of $323,003.
